Notice is hereby given that on Wednesday, August 19, 2026, at 5:30 PM, the Sharon City Council will hold a Public Hearing at the Sharon Municipal Building, located at 155 West Connelly
Boulevard, Sharon, Pennsylvania, as part of its regular meeting of Council to hear, review and consider an Ordinance amending the Zoning Ordinance for the City. The proposed zoning ordinance amendment will provide the following changes to the zoning ordinance:
Section 1 creates new definitions for the terms “Data Center” and “Data Center Accessory Use.”
Section 2 permits Data Center and Data Center Accessory Use by special exception in the M-3 zoning district and subject to the conditions in Section 309.39.
Section 3 provides criteria for a new Section 309.39, which includes requirements for the Data Center and Data Center Accessory Use:
Compliance with all applicable Pennsylvania DEP, federal, and local environmental regulations
Setbacks from residential zoning districts and certain uses
Buffers
Security requirements
Lighting
Aesthetics
Noise and Vibration regulations
Emergency Management planning
Requirements for generators, cooling towers, HVAC units, and other mechanical equipment
Power Supply requirements and limitations
Stormwater, Water Supply, Water Use, and Wastewater
Evidence that the proposed facility can be adequately served by existing or planned telecommunications and fiber infrastructure without materially impairing service to surrounding users
Vacation, Abandonment and/or Decommissioning Plan
Section 4 provides that the provisions of the Ordinance are severable, while Section 5 repeals all other conflicting ordinances, and Section 6 renders the Ordinance effective ten (10) days from its adoption.
A copy of this ordinance is also available for inspection at the City of Sharon offices located at 155 West Connelly Boulevard, Sharon, PA 16146 during regular business hours.
