Notice is hereby given that Sharon City Council intends to consider and enact an Ordinance amending its Zoning Ordinance at its regular meeting on Wednesday, August 19, 2026, at 5:30 PM in Council Chambers located at 155 West Connelly Boulevard, Sharon, PA 16146.

The title of the Ordinance is:

AN ORDINANCE OF THE CITY OF SHARON, MERCER COUNTY, PENNSYLVANIA, IN ACCORDANCE WITH THE PENNSYLVANIA MUNICIPALITIES PLANNING CODE (“MPC”), AMENDING PORTIONS OF PART 12, TITLE 4 OF THE SHARON CODE OF ORDINANCES, RELATED TO ZONING, ALSO KNOWN AS THE “SHARON ZONING ORDINANCE”; AMENDING SECTION 902 TO PROVIDE FOR THE TERMS “DATA CENTER” AND “DATA CENTER ACCESSORY USE”; PERMITTING SAID USES BY SPECIAL EXCEPTION IN THE M-3 ZONING DISTRICT; AND TO AMEND SECTION 309 TO ADD SECTION 309.39 TO PROVIDE VARIOUS PERFORMANCE CRITERIA FOR SAID USES.

A summary of the Ordinance is as follows:

  • Section 1 creates new definitions for the terms “Data Center” and “Data Center Accessory Use.”
  • Section 2 permits Data Center and Data Center Accessory Use by special exception in the M-3 zoning district and subject to the conditions in Section 309.39. 
  • Section 3 provides criteria for a new Section 309.39, which includes  requirements for the Data Center and Data Center Accessory Use: 
  1. Compliance with all applicable Pennsylvania DEP, federal, and local environmental regulations
  2. Setbacks from residential zoning districts and certain uses
  3. Buffers
  4. Security requirements
  5. Lighting
  6. Aesthetics
  7. Noise and vibration regulations
  8. Emergency Management planning
  9. Requirements for generators, cooling towers, HVAC units, and other mechanical equipment
  10. Power Supply requirements and limitations
  11. Stormwater, Water Supply, Water Use, and Wastewater
  12. Evidence that the proposed facility can be adequately served by existing or planned telecommunications and fiber infrastructure without materially impairing service to surrounding users
  13. Vacation, Abandonment, and/or Decommissioning Plan
  • Section 4 provides that the provisions of the Ordinance are severable, while Section 5 repeals all other conflicting ordinances, and Section 6 renders the Ordinance effective ten
    (10) days from its adoption.
    A copy of this ordinance is also available for inspection at the City of Sharon offices located at 155 West Connelly Boulevard, Sharon, PA 16146 during regular business hours.
